Is there stamp duty in Wales?

Not as such. Wales replaced Stamp Duty Land Tax (SDLT) with Land Transaction Tax (LTT) in April 2018, collected by the Welsh Revenue Authority. People still search for “stamp duty in Wales”, but the tax you actually pay on a Welsh property is LTT.

What are the LTT rates in Wales?

For a main residential purchase in 2026: 0% up to £225,000, 6% on the part from £225,001 to £400,000, 7.5% to £750,000, 10% to £1.5m, and 12% above £1.5m. LTT is charged in slices, so you only pay each rate on the portion of the price within that band.

Is there first-time buyer relief in Wales?

No. Wales has no first-time buyer relief — the same main residential rates apply to everyone. The 0% band does run all the way to £225,000 (higher than England’s standard nil-rate), so a buyer purchasing for £225,000 or less pays no LTT.

What are the higher rates on a second home in Wales?

Additional residential properties costing £40,000 or more use a separate higher-rate schedule: 5% up to £180,000, 8.5% to £250,000, 10% to £400,000, 12.5% to £750,000, 15% to £1.5m and 17% above. It applies to second homes, holiday homes and buy-to-let.

Can I get a refund of the higher-rate LTT?

Yes, if the extra property was a replacement main residence. If you buy your new main home before selling the old one you pay the higher rate, but you can usually reclaim it from the Welsh Revenue Authority if you sell the previous main residence within three years.

When do I pay Land Transaction Tax?

An LTT return and payment are due within 30 days of the effective date, which is usually completion. In practice your solicitor or conveyancer files the return and pays the tax for you as part of the purchase.
